Property management · Warrandyte & surrounds
I'm Vin McHugh, a licensed estate agent based in Warrandyte. I manage a small number of rental properties within about 15 km of home, and I look after every one of them personally. No call centre, no rotating property managers, no surprises on your statement.
Big agencies run rent rolls on volume. I run mine on knowing every property, every tenant and every owner by name.

I live and work in this pocket, so I know what a three-bedroom on a bush block in Warrandyte rents for versus a townhouse in Doncaster East, and how to lease it quickly without underpricing it.
Small problems are cheaper than big ones. I use local trades I trust, get you quotes before anything major, and you approve every spend.
Rent paid on time to your account, a clear monthly statement, and an end-of-financial-year summary your accountant will thank you for.
This is a regular managed rental, not a DIY platform. The only difference is who's doing the work.
Fill in the form or call. I'll give you a rent appraisal and a written proposal so you can compare like for like.
I prepare the notice to your current agent, collect the lease, bond and file, and introduce myself to your tenants. Your tenants' lease continues unchanged.
From the first month, rent lands in your account with a clear statement, and anything that comes up goes through me.
Most Victorian management agreements can be ended with 28 to 30 days' written notice. If you're unsure what yours says, send it through and I'll tell you.
Vin McHugh is a licensed estate agent (licence 082633L) and the principal of Utopian Residential Real Estate, trading as A-Part. He lives in Warrandyte and deliberately keeps his rent roll local and small enough to look after personally.
Fees depend on the property and what you need, so I give every owner a written proposal after a free rent appraisal. There are no hidden extras and no lock-in contract. If you're paying a big agency now, bring your current fee and I'll compare it line by line.
Yes. The lease is between you and your tenants; the agent is just who manages it. I'll handle the notice to your current agent and the handover of the bond and file. Your tenants keep the same lease, same rent and same conditions.
Roughly 15 km around Warrandyte. If you're not sure whether your property is inside that, ask. I'd rather say no than manage something I can't get to quickly.
For a vacant or self-managed property, usually within a week. If another agent currently manages it, the changeover happens at the end of their notice period.
Yes. A-Part is a licensed agency, so if you ever decide to sell the property I manage for you, that's straightforward. There's no pressure either way.
