Creating your listing is simple. Our guided wizard walks you through each step:

- Write your headline and description - Tell buyers what makes your property special

Tips for Great Photos
Photos are the first thing buyers see. Great photos generate more enquiries and higher offers. Here are our tips:
- Natural light is best - Photograph rooms during the day with curtains open
- Declutter first - Remove personal items and excess furniture before shooting
- Shoot from corners - Stand in the corner of a room to capture the maximum space
- Include the exterior - Front facade, garden, backyard, and any outdoor living areas
- Show the neighbourhood - If your area has parks, cafes, or great streetscapes, include them
- Use landscape orientation - Horizontal photos look better on listing portals

Writing Your Description
A great description complements your photos and helps buyers imagine living in your home. Focus on:
- The lifestyle - What's it like to live here? Morning coffee on the deck? Walking to the beach?
- Key features - Renovated kitchen, ducted air conditioning, solar panels, new roof
- Location highlights - Schools, transport, shops, parks, and restaurants nearby
- Recent improvements - Anything you've upgraded that adds value
Pricing Your Property Right
Setting the right price is crucial. Too high and you'll miss buyers; too low and you leave money on the table.

- Consider getting a professional property valuation from A-Part

Handling Enquiries
When buyers are interested, they'll contact you through A-Part. You'll receive notifications via email and SMS, and all enquiries appear in your dashboard.

Understanding Offers (Letter of Intent)
When a buyer is ready to make an offer, they submit a formal Letter of Intent through A-Part. This includes:
- Purchaser details and contact information
- Offer amount and deposit
- Settlement date preference
- Any conditions (finance, building inspection, etc.)
From your dashboard, you can accept, decline, or counter any offer. Remember - a Letter of Intent is an expression of interest, not a binding contract. The binding contract is prepared by solicitors after you accept.
Open Inspections
Schedule open homes directly from your dashboard. Buyers can see upcoming inspection times on your listing, and you can provide calendar invites (iCal) for easy scheduling.
On inspection day, use the OFI Check-in on your phone to register walk-in buyers. Each attendee receives an SMS with a link to your property listing and Section 32 vendor statement - no paper sign-in sheets or printing required.
Tips for a successful open home:
- Clean and declutter before each inspection
- Open windows for fresh air and natural light
- Remove pets during the inspection
- Register every attendee via OFI Check-in and send them the SMS on the spot
- Be friendly but let buyers explore at their own pace

Seller FAQ
What if I have an exclusive listing with another agent?
If you currently have an exclusive agency agreement (sometimes called a sole agency or exclusive sale authority) with another real estate agent, you cannot list your property on A-Part until that agreement expires or is formally terminated. Listing while under an exclusive agreement with another agent may constitute a breach of contract and could expose you to legal liability, including paying commission to both agents.
Before listing on A-Part, make sure any existing exclusive agreement has ended. If you're unsure, check the expiry date on your agreement or contact the other agent to confirm. A-Part's sale authority is non-exclusive by nature — you're free to sell your property any way you choose — but other agents' agreements may not be.
What if my property doesn't sell?
Your listing stays active for as long as you need. There are no ongoing fees. You can adjust your price, update photos, or add professional services at any time to improve your listing's performance.
Can I sell via auction on A-Part?

Will buyers see my phone number?
No. Your personal phone number is never shown on your listing. Instead, each property is assigned a unique 5-digit listing ID. When a buyer wants to call you, they dial the A-Part phone number and enter your property's listing ID. Our system then connects the call to you automatically.
This keeps your phone number private and means you'll only receive calls from people who are genuinely interested in your property - not telemarketers or time-wasters. You'll also receive an SMS and email notification whenever someone calls, so you never miss an enquiry.
Do I need to be home for inspections?
Yes - since there's no agent, you'll conduct the inspections yourself. Many sellers find this is actually an advantage, as you know your property better than anyone and can answer buyer questions directly.
What is the Buy It Now price?
When creating your listing, you can optionally set a Buy It Now price. This signals to buyers the price level at which you will consider offers — but you are not obliged to accept any offer, even if it meets or exceeds this price.
You may reject offers for any reason, including unfavourable conditions (such as long settlement periods, finance clauses, or other terms). You may also select one offer over another, or reject all offers entirely. The Buy It Now price is simply a guide for buyers — not a commitment to sell.
How do open inspections work? Can I manage attendees?
A-Part gives you a complete open inspection management system right from your seller dashboard. Schedule inspection times and they appear on your listing for buyers to register. When a buyer registers for an inspection, you see their details in your dashboard and can manage the attendee list.
Before each open inspection, the platform can send automated SMS messages to all registered attendees with the inspection details, property information, and a link to access documents like the Section 32 vendor statement. You preview each SMS before it goes out and can send or resend at any time. This keeps your attendees informed and engaged - and saves you the hassle of chasing people individually.
Is there a forum where I can get advice from other sellers?
Yes! A-Part has a Seller Forum where you can connect with other sellers and our professional real estate agents. Share tips and tricks, ask questions about the selling process, discuss marketing strategies, and get advice from people who have been through it before.

How do buyers contact me? Is my personal information protected?
You're in full control of how buyers reach you. A-Part gives you two options:
- Anonymous contact (recommended) - With our Phone Number Privacy add-on, your personal mobile number is never shown on your listing. Instead, buyers call the A-Part platform number and enter your property's unique listing ID. Our system connects the call to you automatically. Enquiries also come through the platform's contact form, so buyers can reach you without seeing your email address.
- Direct contact - If you prefer, you can disable phone privacy and let buyers see your mobile number and email directly on your listing. Some sellers prefer this for a more personal touch.
You can switch between these options at any time from your seller dashboard. Either way, every enquiry is logged in your dashboard so you never miss a message, and you receive email and SMS notifications when someone reaches out.
